The deposit can be made by check (if reservation is made at least 30 days or more prior to arrival), or by credit card.  The first amount charged shall be 1/2 of the total amount due.   The remainder, or second 1/2 due, shall be charged 21 days prior to arrival, unless you are paying by personal check, the remainder due must be made 30 days prior to arrival. If you are making a reservation 30 days or less prior to arrival, the full amount shall be charged to your credit card, or will be due if paying by personal check.   A valid credit card and picture ID must be presented for imprint at check-in.
 
CHECK IN TIME:  3:00 P.M.   and   CHECK OUT TIME:  11:00 A.M.  Early check ins or late departures, if possible, may be prearranged with written approval from HEALDSBURG PROPERTY MANAGEMENT for an additional rental amount. This amount varies by length of time needed.  No exceptions will be made to these times, unless arranged and confirmed in writing with HEALDSBURG PROPERTY MANAGEMENT.  Please refer to your Guest Binder (at the home) or your welcome packet for instructions on how to vacate the property.  Emergency phone number, or after hours number is 707-756-7005. 
Please pick up your keys and make your final payment at our offices on 60 MILL STREET, SUITE A, HEALDSBURG, CA95448. Detailed directions and additional information is attached to this confirmation for your convenience. If arriving later than 5 PM, please call 800-454-6674 the morning of your check in or earlier for instructions to pick up keys.
Please reconfirm your reservation today by signing the Rental Agreement enclosed and returning it to HEALDSBURG PROPERTY MANAGEMENT by mail, e mail at res@SonomaCountyVacations.com  or FAX – 707-433-8193. We must have your signature on file prior to delivering keys or any special services. Failure to return Agreement does not relieve you of your responsibility, cancel the contract or release you of obligation for the sums noted.

Guests shall rent the  NAME OF HOME property for not over (# OF GUESTS HOME ACCOMMODATES) people, including children, from CHECKIN on DATE at 3:00 P.M. to CHECKOUT on  DATEat 11:00 A.M.  Absolutely no events to be held without written permission from property owner at  PEOPERTY NAME.  If unauthorized event held at property, guest will be subject to a $2,000 event fee, which shall be charged immediately to credit card on file.  Only the amount of guests that the home accommodates shall be allowed at the property at all times.  A violation of this clause shall result in the forfeiture of your rental and you shall be asked to vacate the premises immediately.

1.  ALL RESERVATIONS ARE FINAL WITH LESS THAN 60 DAYS PRIOR TO ARRIVAL, UNLESS PROPERTY IS RE-RENTED, (IN WHICH CASE ONLY A $30 CANCELLATION FEE SHALL APPLY).  NO UNAUTHORIZED GUESTS ALLOWED AT PROPERTY.  HEALDSBURG PROPERTY MANAGEMENT RESERVES THE RIGHT TO TRANSFER TO AN EQUAL PROPERTY IN THE EVENT OF COMPLICATION OR SALE OF PROPERTY BY OWNER.  ABSOLUTELY NO EXCEPTIONS TO THE WRITTEN CONTRACT.
2.  Damage Waiver Fee of $45.00 shall protect property owner up to $500.00 of damage. This fee is non-refundable. This program purchases insurance for the property owner, which covers them for non-intentional damage (breakage), and is similar to your car insurance or house insurance -- just because you don't use it doesn't mean it's refundable. Guest has option of writing check for $500.00 which shall be cashed and, if property is in order, returned within 30 days of departure. Four hours of cleaning is included in with your vacation home.  If extra cleaning is required, a charge will be made to the credit card you leave on file with us.
3.  All linens, cookware and flatware shall be provided to guest.  Most properties are provided with Washer and Dryer, telephone and cable or satellite TV, however some properties do not have some or all of these amenities.  Please call HEALDSBURG PROPERTY MANAGEMENT to verify if you have specific concerns.
4.  Some properties provide free and unlimited long distance to guests, while others are blocked for long distance.  Please ask HEALDSBURG PROPERTY MANAGEMENT  if this is an important concern.
5.  Guests are expected to comply with vacating guidelines, provided in property binder.
6.  Guests agree not to use the premises for any purposes which might be designated as hazardous or use the premises, nor suffer them to be used, for any purpose calculated to injure the reputation of the owner, or to impair the value of the surrounding neighborhood property. Tenant agrees to allow reasonable access to the property for repairs or maintenance.  HEALDSBURG PROPERTY MANAGEMENT has the right to visit the property at any time.
7.  Premises shall be used for residential purposes only in a non-offensive manner. No use shall be made thereof which be unlawful, improper, noisy, or offensive, or contrary to the State of California, County of Sonoma laws and ordinances, or of local town ordinances. No large gatherings for games of chance, clubs, or other organizations for activities open to the public, or receptions, parties of any kind, weddings, or reunions will be allowed on the premises. Upon expiration of the rental period, guests agree to give peaceable possession of the said premises to the owner or his agent in as good a condition as they now are, usual wear excepted. Guest is responsible for the actions of others while on the premises because of or through their relationship with the Guest. Guest to hold the Owner/Agent harmless from damages or injuries to personal property for any reason.
8.  In the event of a breach of this agreement, upon demand, guests agree to yield up the immediate possession to the owner or his agent, and failing to do so, pay liquidated damages for the whole time such possession is withheld at twice the daily rate, but the provisions of this clause shall not be held to be a waiver of the owner or his agent to re-enter immediately at the end of the term or to enter immediately upon violation of any of the provisions herein.
9.  Upon termination of this term, guest shall deliver all keys, to HEALDSBURG PROPERTY MANAGEMENT. Guest understands if keys are not returned to HEALDSBURG PROPERTY MANAGEMENT, there shall be a charge to guest for locksmith services to the home for the next guests' security. Guests agree that on failure to pay the full amount of rent or the breach of any of the terms herein, that the owner or his agent may, without notice, re-enter and take possession thereof of the premises and with or without legal process, evict and dispossess the tenants and any and all persons from the said premises. The re-entry shall not affect the right of the owner or his agent to collect any sums due as rent or damages. Any breach of the provisions of this agreement shall result in the full loss of the security deposit. This shall not be construed to limit damages to the amount of the deposit in the event that damages exceed the amount of the security deposit.
10.  If the home has a swimming pool it will not be heated.  If the pool can be heated, the fee to heat the swimming pool is $75/day in summer and $100/day in winter.  If there is a hot tub, please wash all lotions, oils, or skin applicants off before entering.
11. Guests agree to pay for damages they or any persons they invite into PROPERTY NAME  during their occupancy that may cause to the interior or the exterior of the building or any portion of the grounds.
12. LIMITATIONS: a) No campfires may be kindled upon the property. b) No tent, trailers, nor motor homes may be used upon the site. c) no subletting or assignment of guest's rights may take place. d) tenant agrees to hold harmless Owner/Agent for any injury sustained with respect to any use of recreation vehicles or watercraft as may be provided by Owner for guest use.
13. Returned checks subject to $50.00 check handling charge.

14. CANCELLATION:
* Rentals may be canceled 60 days prior to arrival.  A cancellation fee of $30 shall be charged to guest.  Less than 60 days prior to arrival shall result in a forfeiture of the 1/2 deposit on file, or full deposit if less than 21 days prior to arrival, unless property can be rented for same time period.  Contract is enforced immediately upon reserving PROPERTY NAME.

Travel Insurance has been added to this Agreement. Please review the information regarding Travel Insurance enclosed with this Agreement and our Cancellation Policy. Travel Insurance can help protect you from certain unexpected risks offering protection for Trip Cancellation, Trip Interruption, and Travel Delay.   If you do not wish to purchase Travel Insurance, please sign below and deduct the Travel Insurance plan cost from your initial deposit due. 15. CHECK-IN/CHECK-OUT: Check-in time of 3 p.m. is strictly adhered to. There shall be no early check-ins under any circumstances unless advanced written permission is obtained from HEALDSBURG PROPERTY MANAGEMENT . An additional rental amount shall be charged, dependent upon time of desired arrival.  HEALDSBURG PROPERTY MANAGEMENT  staff is available to answers questions and assist you with needs until 9 p.m. on the day of check in and again on the following morning at 9 a.m. Should there be any issues/concerns with a property after 9 p.m. on the day of check in, the guest may call 707-756-7005 for emergencies only, and if possible, services will be performed.   If not possible, the next available time for vendor service will be scheduled.   Check-out time of 11:00 a.m. must be met to allow cleaning crews to complete their work for the next guest(s). Guests occupying the property beyond the checkout time, time being of the essence, will be charged:  $100.00 from 11:30 - 1:00 p.m., 1/2 day's rent from 1:00 p.m. - 2:30 p.m. and a full day's rent after 2:30 p.m.   This provision shall not be construed to permit the Tenant to stay an additional night or stay beyond the check out time without having reached prior written agreement with Owner.

16. Smoking:    NO SMOKING INSIDE THE PREMISES

17. Pets:  NO PETS WITHOUT PRIOR APPROVAL
18.  By signing below GUEST NAME accepts liability for all guests in the use of  PROPERTY NAME and its facilities including, but not limited to the swimming pool, if any, hot tub, if any, River and Creeks, if any, stairways, walks, gardens, trails, barbecues, fireplace, ponds, etc.  Further, each occupant will hold Owners of PROPERTY NAME and HEALDSBURG PROPERTY MANAGEMENT  harmless and free of any liability should injury occur.  Without limiting the foregoing, all occupants acknowledge that all water sources may or may not be fenced and present a hazard to anyone who is on the property including children.  If there is a pool cover for the swimming pool, occupants agree to close it when pool is not in use and/or adult supervision is not present.  All liability for any claims due to injury shall be responsibility of guests.
